My landlord told me its fine that I keep my baby Bruno but i must get insurance in case he bites someone. The landlord doesn't want to be liable. Does anyone know where to get that or if even a policy like that exists. I thought because it was my dog I was liable if he bit someone.

Generally that would be on the home owners insurance policy but your landlord does not want to pay for it as it is your pup. You can probaly get it on a bond. Call your insurance agent and ask it they offer that. Up to your landlord but if I were him I would put it on my home owners as if there was a problem he would not necessarily be in the clear as he allowed you to have the dog on his property. It is not expensive depending on the breed. In some states boxers are on that "breed" list and some insurers will not insure you. Good luck!

Do you have apt insurance now? If you do it may be covered under that.

I called when I got my guy and it was covered under my regular house insurance.

You need to get renters insurance most companys offer it and it is pretty inexpensive. Dog bite would be covered under the liability section of the policy.

This is correct. I sell ins for a big company that ends in "Farm". It would be covered under your liablity coverage. A renters policy will usually run from $10-$20/month depending on your limits and deductibles.

Being a landlord and wanting to protect myself from lawsuits etc I checked with my lawyer. Even if I put it in the rental agreement (lease) that they tenant is to carry insurance in case of the dog biting etc, the injured party can STILL go after me. (remeber this, anyone can sue anybody for any reason..thats not to say they will win but they can and do sue for stupid things.)

So, with that info, I refuse/ban anyone in my rentals from owning ANY pet. (fish are fine)..anything can bite..cats, dogs, gerbils, hamsters, guine pigs, birds..etc. I feel bad since I raised in apartments and always couldn't have pets. I wanted on sooo badly. Anyway, at least with it in the Lease that its no pets, if the tenant sneeks one in, I covered my butt.

Renters insurance is quite cheap..and well worth it. Not just a dog bite issue, if there is a fire/flood/weather related damage etc , the homeowners policy WILL NOT cover any tenants property. A lot of people believe it does, but find out the hard way they are mistaken.
